Imagine owning a condo in an older building, and the HOA decides to have an engineering firm review the structural integrity of the buildings. Would you want to see the results, or would you trust the HOA to review the results and make appropriate decisions about whether or not anything needs to be done?

In this story, one person really wants to see the reports, but the HOA refuses to share them with anyone who is not on the HOA board.

Personally, I’d want to see the reports too!

HOA is refusing to share report on structural integrity, is there anything we can do?

I live in a 1971 former apartment complex that was turned into condos in 2001.

Many of the buildings are built into hills, with the front of the buildings having 2 floors, and the back having 3.

The buildings are timber and stucco since they are old construction. Atlanta GA if that affects our options.

I would be nervous about living here. The safety sounds questionable.

Over the years the bottom floors have had major issues with water getting in, and two of the buildings had issues with stairwells “sinking” per management.

Recently, the building nextdoor to me had multiple jacks and timber installed, which appear to be holding up the second floor.

Our HOA sent out a notice that an engineering firm would be reviewing the structural integrity of the complex due to what happened at Surfside the same week we noticed the jacks being installed.

The review is complete.

This doesn’t sound right.

I asked management for the results, and they advised it’s confidential, and no one outside of the HOA would be notified of any findings.

This does not sit well with me, is there anything we can do legally as residents to see this report?

I’ve already had one suggestion to start looking into city inspectors to contact and ask about the situation, as well as the jacks nextdoor holding the floor up given the HOA’s response. Any thoughts or feedback are welcome.

I’d want to see the review too. Surely, they shouldn’t have anything to hide. The homeowners deserve to know what was discovered.

Exactly how does the HOA define who is in the HOA? They probably mean the HOA board members, but anyone who owns a condo in those buildings is part of the HOA and deserves to see the report.
