He Doesn’t Use The Parking Spot That Comes With His Apartment, But He Still Won’t Let His Neighbor Rent It

Imagine living in an apartment where you have an assigned parking spot. If you didn’t own a car, would you be open to letting a neighbor park in your parking spot if they paid you for the spot?
In this story, one man is in this exact situation, but he doesn’t want to let the neighbor park in his parking spot. He has a list of reasons why he wants to keep the spot all to himself, but he knows the neighbor is annoyed with him for not agreeing to rent out the parking spot.

I live in a house which has an underground parking.
Each flat gets assigned a parking spot costing around $50.
I don’t own a car right now. My wife and I both go to work on public transport and the supermarket is right across the street.
Our neighbors (a couple) own two cars which leaves them having to park one car outside in an area where parking is not very easy to find. It’s a super safe area however and the supermarkets grant free parking outside business hours.
The neighbor would love to use OP’s parking spot.
The neighbor has approached me several times about renting the parking from us.
I’m reluctant because i enjoy having the POSSIBILITY to invite guests to park on the spot every other weekend.
Also I might get a company car some day in the future.
He doesn’t need the money.
So basically I’m wiling to pay for the flexibility to quickly park although I barely use it right now.
The going rate for parking spots is close to $100 in this part of town but our finances are under control so we are fine spending the money.
I’m getting the feeling people in the house dislike us for “wasting a perfectly good parking spot”.
Maybe they could work out a deal where the neighbor can park there on weekdays but not on the weekend since they may have friends over on the weekend and add the contingency that if OP ever gets a car the deal is off. They’d need to get it in writing.
But “no” is a perfectly fine answer too.

It seems that nobody thinks OP is doing anything wrong by refusing to let the neighbor pay for the parking spot, but at the same time, everyone seems to agree that it would be nicer and smarter to come up with a contract that includes how they can share the spot. For example, the neighbor gets the spot during the week, and OP gets the spot on the weekends in addition to the contract ending if OP ends up getting a car in the future.
I’d be annoyed too if I were the neighbor.
